Responsibilities
Accounts Receivable:
Accurate, timely invoicing and collection of all amounts due from tenants;
The Property Manager must have a full understanding of operating cost recovery clauses;
Timely review of year end operating cost reconciliations.
Property Maintenance:
Achieve high standards of maintenance and services within budget and at competitive costs;
Inspect work by contractors to ensure all work is done according to the contract;
Look for innovative ways to improve maintenance and reduce costs.
Tenant Relations and Retention:
Promptly respond to and service tenants to build loyalty and ensure long term tenancies;
Provide solutions to tenant problems that are mutually beneficial.
Client Relations:
Build a positive professional relationship with owners/clients and works toward effective and efficient communication with them;
Prepare accurate , timely and meaningful monthly reports to clients.
General Administrative Functions:
Accurate and timely : preparation and monitoring of annual common area , operating and capital budgets;
Review of monthly cash flow and income statements;
Review of rent rolls and other property information to ensure it is accurate and up to date;
Follow up on sales figures and percentage rent.
If applicable will be responsible for hiring, training and monitoring the performance of staff reporting directly to Property Manager ( i.e. Building Operators );
Ensure each staff member reporting directly to the Property Manager clearly understands their duties and responsibilities and uses their time effectively;
Where applicable performs annual performance reviews and sets goals for the next year with the staff member .
Qualifications & Competencies
A current and active Real Estate License in Property Management is required for the position
Third Party Property Management experience or a broker’s license will be considered an advantage
Experience with lease renewals and liaising with leasing brokers
Satisfactory police record clearance

Summary:
The Vice‑President, Real Estate will play a pivotal leadership role in advancing the long‑term vision and value creation of the Taza development. This executive position is responsible for shaping and executing real estate investment, leasing, and development strategies across Taza’s diverse and evolving portfolio, ensuring alignment with Partnership objectives and capital plans.
Responsibilities:
Leadership
Help define and lead execution of the strategic direction for investment and development activities on Taza lands, informed by Calgary and regional market dynamics and aligned with partnership objectives.
Identify market trends, risks, and emerging opportunities to drive long‑term value and innovation.
Represent TDC’s platform in internal and external forums, enhancing brand visibility and market positioning. Monitor and report on competitive market activity.
Leasing
Lead and execute a comprehensive program of land leasing including both residential and commercial clients
Lead and execute a comprehensive program of space leasing in TDC assets that will include residential, retail, office and specialized uses.
Directly pursue key leasing opportunities that represent significant objectives for TDC and the Taza project.
Lead sourcing, evaluation, and negotiation of new projects and joint venture opportunities across asset classes (residential, mixed‑use, retail, office, etc.).
Oversee financial modeling, due diligence, and investment underwriting to support deal execution.
Enhance and maintain relationships with brokers, landowners and, institutional partners to enhance deal flow and access to capital.
Drive investment committee presentations and support investment decisions through well‑substantiated business cases.
Development
Oversee the full development lifecycle including feasibility studies, entitlements, design, budgeting, and project delivery.
Collaborate closely with construction leadership to ensure on‑time and on‑budget project execution.
Lead the team in managing relationships with municipal authorities, consultants, architects, and planning teams to ensure approvals and community alignment.
Evaluate and optimize development programs to enhance project returns and minimize risk.
Ensure alignment of assets with market demand, investor expectations, and TDC’s brand standards.
Management

Summary:
Canderel seeks an Assistant Property Manager to support in building strong tenant relations by providing prompt, professional and courteous service. Responding to the tenants and demonstrating a pride of ownership approach to a mixed portfolio of commercial property located at Edmonton City Centre. Our core business is the management of commercial property. The Assistant Property Manager is responsible for tasks assigned to them by the Property Manager.
Responsibilities
Property Maintenance
Perform site property inspections using an electronic log system, monitoring and following up on outstanding maintenance tickets and tenant work tickets.
Obtain pricing and quotations as directed by the PM, initiate project control sheets for contracts.
Inspect work by contractors to ensure all work is done according to the contract.
Achieve high standards of maintenance and services within budget and at competitive costs.
Look for innovative ways to improve maintenance and reduce costs in coordination with the Operations Supervisor.
Work closely with daily onsite contractors ensuring contract fulfilment and tenant/guest satisfaction.
Oversee the operation of the tenant facilities with the Corporate Concierge.
Work closely with the PM retail team to ensure synergy on the site.
Work with the operations team to ensure compliance with LEED, BOMA, WELL Health and Safety certifications.
Update physical tenant signage where required.
Be available for weekend Manager on Duty phone calls or on-site attendance if required, once a month.
Tenant Services
Promptly respond to tenants, handling service calls and provide solutions to tenant problems that are mutually beneficial in accordance with the terms of the lease, as directed by the PM.
Head up the Green Team and facilitate tenant engagement in sustainability events.
Organize and host tenant events.
Facilitate the tenant move in and move out procedure.
Responsible for tenant memos and key communication for and operational access requirements.
General Administration
Assist with the execution and review of correspondence, notices, and documents prepared for the property by Administration personnel.
Review administration invoices, contracts, and consumption.
Assist in preparation of timely, accurate monthly operations reports for review by the PM.
Assist in preparation and monitoring of annual common area, operating, and capital budgets.
Work closely with Project Accountants (ensure correct invoice coding, review of property rent rolls, parking rent rolls and other property information to ensure it is accurate and up to date).
Maintain up-to-date contractor’s lists and tenant contact lists for each property.
Work closely with the Leasing team to ensure all vacancies are ready for show.
Tenant Retention
Take minutes at certain key meetings.
Provide professional communication and service to tenants building loyalty to ensure long term tenancies.
Client Relations
Build a positive, professional relationship with clients.
