About the Role
The Project Manager, Building Condition Assessor is responsible for managing and executing building condition assessment projects across various property types. This role involves coordinating site inspections, evaluating structural, mechanical, and electrical systems, and preparing detailed reports outlining building deficiencies and recommended repairs. The incumbent will collaborate with clients, consultants, and internal teams to ensure assessments are thorough, accurate, and delivered on schedule. Strong project management, technical expertise, and communication skills are essential for success in this role.
Key Responsibilities
Conduct building condition and asset assessments of structural components, building envelope systems, and mechanical and electrical systems in accordance with applicable standards, codes, and industry best practices.
Perform site visits and annual condition assessments, identifying deficiencies, performance issues, and lifecycle considerations for building components and systems.
Prepare Building Condition Assessment (BCA) reports, including review of previous assessments, documentation of findings, development of capital and maintenance forecasts, estimate timing of end of life replacements and major repairs, and preparation of associated cost estimates (Class D).
Develop and maintain asset inventories and condition ratings using asset assessment and management software, including recommendations for repair, replacement, and capital upgrades.
Coordinate and schedule site visits and assessment activities with property representatives, site staff, and internal teams to support efficient project delivery.
Collaborate with project managers and technical specialists to support capital planning, new acquisition due diligence, and review of third-party consultant BCA reports.
Support proposal development, BCA training materials, and continuous improvement initiatives within the Buildings Group.
Contribute positively to a fast-paced consulting environment, demonstrating adaptability, strong organization, and the ability to manage multiple assignments concurrently.
Perform other related duties as assigned.
Qualifications
Bachelor’s degree in Engineering, Architecture, Building Science, or a related discipline (Master’s degree an asset).
5+ years of progressive experience in building science, building envelope consulting, or building condition assessments.
Strong technical knowledge of building envelope systems, construction assemblies, and building systems, with experience conducting investigations, condition assessments, and performance testing.
Working knowledge of applicable codes and standards, including ASTM E2018, provincial building codes, and municipal bylaws.
Experience preparing technical reports, lifecycle assessments, and cost estimates for repair, replacement, and capital planning.
Professional or industry credentials (e.g., P.Eng., BSS, LEED AP, WELL AP) considered assets.
Excellent written and verbal communication skills, with strong organizational and time-management abilities.
Proficient in MS Office and Excel and comfortable learning new assessment and reporting software.
Willingness to travel as required, work at heights using appropriate access equipment, and maintain a strong safety-first mindset.
Valid driver’s license, access to a vehicle, and legal authorization to work in Canada.

Job Description
As a member of our Engineering, Energy team, your duties will include, but are not limited to:
Support Project Management and supervise technical personnel through the execution of multiple client projects;
Participate in the planning, coordination and review of engineering requirements and responsibilities between disciplines on projects and assignments;
Liaise between project support staff and third party consultants and contractors in all facets of project planning and execution as required;
Provide comprehensive engineering services according to project or assignment criteria to achieve safe, cost-effective and efficient project outcomes;
Support the preparation of cost estimates, schedules and project controls in conjunction with Project Management.
Participate in economic and technical feasibility studies for projects;
Oversee and review the development of P&IDs, PFDs, plot plans, piping as well as other engineering drawings, calculations and project deliverables;
Prepare and implement technical specifications, scope of equipment and materials needed, supervise procurement cycle and deliverables;
Participate in the development of engineering standards and procedures; and
Provide supervision and direction to drafting leads and project administration staff.
Qualifications
Engineering degree from an accredited university with 10-15+ years relevant experience.
Registration as a Professional Engineer with APEGA;
Previous comparable EPCM experience would be an asset;
Proficient in the review and development of process and instrumentation diagrams, equipment, piping and valve sizing, as well as HAZOPs and general troubleshooting support;
Knowledge of applicable provincial and federal design codes and safety regulations;
Working knowledge of engineering software programs and solutions;
Mature experience in engineering work planning, risk management and control methods;
Strong problem solving capability;
Ability to effectively collaborate and communicate with personnel and clients;
Travel as required to ensure the successful execution of projects; and
Ability to work and adapt in a flexible, fast-paced environment.
