    Marlin Spring is a Toronto-based real estate development firm which strategically acquires, develops and constructs residential assets. The 25 projects represent over 8.3 million sq. ft in GFA and more than $6 billion in completion value. 
    The Role: Marlin Spring is seeking a Job Captain to join our fast growing and dynamic team in its Toronto office. This is an exceptionally unique opportunity to contribute to Marlin Spring’s growing Development Portfolio within the GTA spanning both low-rise and high-rise projects.
    Reporting to the Architectural Project Manager, we have an exciting new opportunity for a Job Captain with experience in the production of working drawings, tender packages and construction documents for urban residential mid-rise and high-rise projects whose personal beliefs align with Marling Spring’s beliefs as an organization in creating well documented technical drawings for highly functional, user-centric, valuable buildings/products while working collaboratively and creatively alongside our internal leadership team.
    This is an excellent opportunity for an emerging Job Captain who is passionate about design excellence, technical accuracy, residential real estate, and delivering for our homebuyers/users, our community stakeholders, and our business.
    Responsibilities: Working with our selected architect(s) to prepare working drawings using BIM (Revit) and/or AutoCAD for our portfolio of mid-rise and high-rise projectsResponsible for the creation of technical content/drawings including details to the highest standard of excellence while ensuring the design intent is consistently maintained throughout the projectActively participate in the preparation of documentation in various stages of production including site plans, floor plans, building elevations & sections, details and schedulesAssist in Coordinating our work with the work of other team members and internal or external consultant/engineering disciplines throughout the working drawing phaseCollaborate with Design and Product Development team to ensure that new emerging design trends & intent, product innovation and sustainable design initiatives are maintained throughout working drawing and tender stages of our projects Participate in project meetings with internal and external team members to flush out any problems early in the design stages of our projectsWork energetically with the project team in developing solutions to technical detail problems in an effort to streamline the construction processKeep up to date on building codes, construction practices, products, and technologyAssist in the preparation of technical specifications to be used by our construction teams and tradesPerform Contract Administration on our projects including reviewing/processing shop drawings and administrative paperworkAssist with the management and tracking of site instructions and change orders on behalf of Marlin SpringCommunicate in a clear, concise, professional manner, both verbally and in writing Maintain a collaborative professional working relationship with the project leadership teamComplete work within assigned project budgets Meet project schedules and milestone deadlines
    Key Attributes for Success: Ability to operate and thrive in a fast-paced, dynamic environmentExperience with Permit, Tender and Construction documentation an assetDetail oriented and able to produce both written and graphic work with a high level of technical accuracy and qualityMust be able to clearly communicate spatial challenges and solutions both visually as well as in written and spoken formsExperience reviewing and writing technical specifications an assetDemonstrated thoroughness and extreme attention to detailStrong time management and organizational skills Ability to work on multiple projects, prioritizing and meeting tight deadlines
    Qualifications and Experience: Must have a minimum of 5 years relevant experience in a similar role or within an architectural firm (residential mid-rise and/or high-rise)Diploma in Architectural Technology or a University Degree in ArchitectureCurrent standing with the OAA is ideal, but not requiredStrong knowledge of various building construction systems & materials, building science, means and methods, and industry associated standardsLEED or other green building/sustainability related certifications preferredKnowledge of the Ontario Building Code, municipal standards, and building guidelines Ability to apply accessibility codes, applicable building codes and life-safety codes to a wide variety of project scopes and complexitiesExperience working with the latest architectural software packages is expected, including experience with BIM – Revit Architecture, SketchUp and/or AutoCADGood working knowledge of Microsoft Office, including Microsoft Excel and PowerPointSite experience is an asset, but not a necessityFlexibility and adaptability to various changing dynamics and mandatesExcellent analytical and problem-solving skillsStrong oral and written communication skills Strong documentation skills
