Builds and maintains effective relationships with specialty subcontractors, suppliers and user groups that reflect and support Prodigy’s core values that meet or exceed the customer’s expectations. Research historical tendering and award data, compiling information requested in an organized and clear format for team reference and use towards strategizing bid/tender opportunities. Research and communicate data on construction industry labor and material cost trends. Maintains and constantly updates Tender/Supplier lists according to varying project and company requirements by: Sourcing and qualifying new subcontractors and suppliers, reviewing and communicating with Prodigy team at initial project tender invite and at project completion to determine strengths and weakness of each subcontractor/supplier, and organizing and updating the list to ensure each subcontractor/suppliers’ details are noted for future reference. Thoroughly reviews bid/RFP invitations, as well as public/private tender sites/forums, and clearly and accurately presents information to Prodigy Senior Leadership team to confirm bid/proposal intent. Manages and is responsible for the bid/proposal process and bid/proposal submission Ensures the flow of project information is properly maintained and documented. Attends project sites for walk throughs and meetings. Assists the Estimating Team in creating finely detailed Class D-B construction cost estimates. The expectation of a finely detailed Class D Estimate is to provide experience based, unit rates for each scope of work’s elements, materials, equipment, labour, general requirements, overhead and profit, etc. (This requires the ability to understand scopes of work, construction science, sequencing of work and trade good practice to anticipate costs for each step, stage, phase and anticipated end product, all deduced from a preliminary plan. Assists the Estimating Team to continually refine the Class D Estimate as drawings and documents are further developed through to an Issued for Tender and Issued for Construction Set. The Estimator will assist the Estimating Team to review the updated set of project documents against previous sets, compare, contrast and identify all differences, and update the new estimates showing the difference and variances in details, specifications, scopes of work, general requirements, etc., The development of these estimates may utilize the assistance of industry trade partners. Ensures from a strong basis of experience, that the following are completed within a timely and efficient manner for projects of smaller to midsize scale/project value: Reviews the project documents for errors, omissions, scope gaps, conflicts, constructability challenges, and other potential project risks, the above are assessed and reported on their order of magnitude risk on the project, coordinates and integrates site logistics and other local conditions/elements, provides clear steps for rectification/risk mitigation for each of the above, and analyzes alternate means and methods to determine the most economical alternatives as required. Efficiently and accurately manages the Tender and Bid process from start to finish, with subcontractors, suppliers, Clients, Consultants, Prodigy team members and all other parties with invested interests. Prepares estimate documentation including but not limited to: Project specific tender bidder’s list noting pre-qualified and/or appropriate subcontractors and suppliers, detailed, written scopes of work specific for each scope noting not only known inclusions and exclusions based on the project documents but also including for add all foreseeable unknowns and scope considerations not noted in the project documents, detailed bid forms with all Supplemental Conditions and/or Appendices accurately stipulated, completing and reviewing all quantity take-offs, drawing and document logs, accurate and thorough bid analyses and contract award recommendations. A minimum of 5 years in construction estimation, with a proven track record in accurately estimating costs for commercial projects of varying sizes and complexities. MS Office Suite - can create and modify Word documents, has the ability to use Microsoft Outlook, and can create, modify budgets, cost forecasting, schedule of values, etc. via Excel spreadsheets, with knowledge of formulas, and creating histograms for staffing/resourcing, linking tabs/cells, integrating data from quantity take-off software into Excel Experience Using MS Project - ability to read and modify gant charts for construction schedules Experience using ProCore - ability to create new projects, update status, add team members, upload/download/distribute project documents, pull reports Experience using Bluebeam/Adobe and other related estimating software. Must have local experience in estimating interior renovation/fit-out and ground-up commercial construction as a general contractor and/or construction manager. Retail, hospitality, institutional estimating experience will be a preferred, notable, additional asset. Industrial and mid-high rise residential estimating experience will be considered a tertiary asset. As a Senior Project Manager, you’ll be responsible for: Promote and champion Prodigy’s Safety, Health, and Environmental Policies and Standards at all times. Ensure Fee Strategy/Business Plan for each assigned project is available, correct and understood and executed by each project team. Ensure compliance with all Occupational Health & Safety Acts / Construction Safety Act regulations applicable to the Province in which the project is being executed. Hold and lead subcontractor bid review/levelling/award meetings and ensure the subcontracts and scopes are aligned with project goals and prime contract requirements. Ensure all project procurement is carried out in accordance with the project schedule. Construction Provide overall leadership of the construction phase of all Prodigy projects assigned to you. Ensure is executed in accordance with project-specific Project Execution Plans at all times. Ensure all subcontractors and suppliers are properly onboarded to your projects and manage them to deliver in accordance with the project schedule. Ensure all project administration and project controls are compliant with Prodigy processes and procedures as well as external stakeholder requirements. Lead regular project meetings, both internal and external, with detailed minutes, full review of critical issues, outstanding submittals, RFIs, change orders, conflicts and risk register. Update and report against the project baseline schedule monthly in accordance with Prodigy standards. Develop & implement mitigation strategies if the project encounters delays. Post Construction Ensure that the project teams complete all deficiencies and project close-out in a timely manner. Ensure project total completion of the project. Ensure project “hand-back” meetings take place in order for lessons learned to be transferred and continuous improvements to take place for future Prodigy projects. Employee and Talent Management Develop high-performance direct reports by effectively providing continuous mentoring and coaching, positive and constructive feedback, opportunities for their individual development. Conduct and document annual performance reviews and career-planning reviews for all direct reports. Minimum ten years’ experience working in ICI construction. Experience with Residential, Financial (occupied – phased), Retail, and Hospitality projects is considered an asset. Experience Working on projects up to $100 Million. Practical experience working in Construction Management and Stipulated Sum contract models. Experience in Design-Build, Integrated Project Delivery, and other hybrid models is considered an asset. Demonstrate excellent stakeholder relationship management. Ability to manage several mid-sized projects or one larger project autonomously and coordinate with senior management at strategic touchpoints. Practical application experience using MS Office Suite, MS Project, Accounting cost tracking (Jonas or similar), Procore, Bluebeam, and related industry software. Prepares estimate documentation including but not limited to: Project specific tender bidder's list noting pre-qualified and/or appropriate subcontractors and suppliers, detailed, written scopes of work specific for each scope noting not only known inclusions and exclusions based on the project documents but also including for add all foreseeable unknowns and scope considerations not noted in the project documents, detailed bid forms with all Supplemental Conditions and/or Appendices accurately stipulated, completing and reviewing all quantity take-offs, drawing and document logs, accurate and thorough bid analyses and contract award recommendations. About You: The successful candidate will have the following: A minimum of 5 years in construction estimation, with a proven track record in accurately estimating costs for commercial projects of varying sizes and complexities. Strong experience using: MS Office Suite - can create and modify Word documents, has the ability to use Microsoft Outlook, and can create, modify budgets, cost forecasting, schedule of values, etc. via Excel spreadsheets, with knowledge of formulas, and creating histograms for staffing/resourcing, linking tabs/cells, integrating data from quantity take-off software into Excel Experience Using MS Project - ability to read and modify gant charts for construction schedules Experience using ProCore - ability to create new projects, update status, add team members, upload/download/distribute project documents, pull reports Experience using On-Screen Take-Off - Ability to format and provide take-offs for all areas/rates available from plans and details Experience using Bluebeam/Adobe and other related estimating software.     As a Senior Project Manager, you'll be responsible for:
    Leadership
    - Exhibit the key Prodigy values of leadership, innovation, strong relationships, and profitability.
    - Promote and champion Prodigy's Safety, Health, and Environmental Policies and Standards at all times.
    - Represent Prodigy and conduct all communications to the highest standards.
    - Ensure the Prodigy brand is represented on all projects.
    - Assume overall leadership of all Prodigy projects assigned to you. Take responsibility and be accountable for all aspects of projects' performance.
    - Develop, manage, maintain and enhance new and existing client, consultant and trade relationships.
    - Maintain a practical knowledge of current industry trends.
    - Assist the Director of Construction with day-to-day operations.
    Opportunity Management and Opportunity Response
    - Support and be active in identifying Business Development opportunities that bring in new projects.
    - As required, lead bid proposal responses to clients with the support of Estimating and other team members.
    Pre-Construction
    - Lead handover meeting to project team(s) of newly assigned project(s) with Estimating group.
    - Ensure that assigned projects are properly resourced.
    - Ensure that all preconstruction planning activities are executed by the project team to the satisfaction of Prodigy and the client.
    - Conduct the negotiation and oversee the preparation and execution of the prime contract.
    - Establish and complete project-specific Project Execution Plans. Ensure the project strategy is executed at all times.
    - Ensure all document control requirements are correctly established and set-up at the beginning of each project.
    - Complete project logistics plan with input from the Project Superintendent.
    - Complete project baseline schedule with input from the Project Superintendent and subcontractors using either MS Project or Primavera P6, ensuring critical path logic and sub critical path logic is in place. Gain acceptance and approval from both Client and Subcontractors.
    - Hold and lead project financial start up meetings with internal Prodigy parties to ensure cost code allocation is correct and properly set-up and understood.
    - Ensure Fee Strategy/Business Plan for each assigned project is available, correct and understood and executed by each project team.
    - Ensure compliance with all Occupational Health & Safety Acts / Construction Safety Act regulations applicable to the Province in which the project is being executed.
    - Hold and lead subcontractor bid review/levelling/award meetings and ensure the subcontracts and scopes are aligned with project goals and prime contract requirements.
    - Prepare all scope of works for subcontracts and direct reports.
    - Ensure all project procurement is carried out in accordance with the project schedule.
    Construction
    - Provide overall leadership of the construction phase of all Prodigy projects assigned to you.
    - Ensure is executed in accordance with project-specific Project Execution Plans at all times.
    - Ensure all subcontractors and suppliers are properly onboarded to your projects and manage them to deliver in accordance with the project schedule.
    - Ensure all project administration and project controls are compliant with Prodigy processes and procedures as well as external stakeholder requirements.
    - Lead regular project meetings, both internal and external, with detailed minutes, full review of critical issues, outstanding submittals, RFIs, change orders, conflicts and risk register.
    - Update and report against the project baseline schedule monthly in accordance with Prodigy standards. Develop & implement mitigation strategies if the project encounters delays.
    - Update and report the project budget monthly in accordance with Prodigy standards. Develop & implement mitigation strategies if the project encounters additional costs.
    - Ensure complete and accurate internal project reporting in accordance with Prodigy standards.
    - Hold and lead regular project review meetings with internal Prodigy parties to review all aspects of projects' performance including, but not limited to, revenue/cost/profitability forecasting, schedule, quality, relationships, challenges and risks and mitigation strategies.
    - Track projects' cost and financial performance on a continuous basis.
    - Ensure monthly billing
    - Ensure complete and accurate external project reporting to external stakeholders in accordance with Prodigy standards and contract requirements.
    - Ensure project health, safety and environmental performance meets or exceed all legislated requirements and Prodigy's health and safety requirements (exceeds industry standards).
    - Ensure project quality control requirements are met or exceeded.
    - Support the Project Superintendents in site management strategies and activities.
    - Keep Prodigy Senior Management and Director of Construction informed of significant developments.
    - Monitor and track project critical issues and risks at all times and ensure that project team has followed up to mitigate issues in a timely manner to satisfaction of all stakeholders.
    Post Construction
    - Ensure that the project teams complete all deficiencies and project close-out in a timely manner.
    - Ensure project total completion of the project.
    - Ensure project "hand-back" meetings take place in order for lessons learned to be transferred and continuous improvements to take place for future Prodigy projects.
    Employee and Talent Management
    - Lead in the recruitment of new high-performing talent.
    - Develop high-performance direct reports by effectively providing continuous mentoring and coaching, positive and constructive feedback, opportunities for their individual development.
    - Foster and maintain a high level of morale amongst direct reports
    - Plan for succession.
    - Conduct and document annual performance reviews and career-planning reviews for all direct reports.
    About You:
    The successful candidate will have the following:
    - Minimum ten years' experience working in ICI construction. Experience with Residential, Financial (occupied – phased), Retail, and Hospitality projects is considered an asset.
    - Experience Working on projects up to $100 Million.
    - Practical experience working in Construction Management and Stipulated Sum contract models. Experience in Design-Build, Integrated Project Delivery, and other hybrid models is considered an asset.
    - Demonstrate excellent stakeholder relationship management.
    - Ability to manage several mid-sized projects or one larger project autonomously and coordinate with senior management at strategic touchpoints.
    - Practical application experience using MS Office Suite, MS Project, Accounting cost tracking (Jonas or similar), Procore, Bluebeam, and related industry software.
    - Demonstrate ability to consistently achieve objectives on schedule, budget, and defined quality standards.
    - Possess a strong work ethic and the ability to persevere when challenged.
    - Highly Self-motivated and directed; ability to prioritize and execute tasks in a high-pressure environment.
