Opportunity Summary Reporting to the Director of Estimating, the Project Manager, Preconstruction will lead the preconstruction phase for our Special Projects division, with a focus on tenant improvements, renovations, energy retrofits and envelope renewals. This is a role for a proactive and collaborative leader who can identify and solve problems before they start. You'll work closely with stakeholders to develop comprehensive plans, schedules, and budgets, ensuring project success from the very beginning. The ideal candidate will have extensive experience in tenant improvements and renovations, along with a keen eye for identifying potential issues before they arise. Roles & Responsibilities: Lead the preconstruction phase for Special Projects, collaborating with stakeholders to develop comprehensive project plans, schedules, and budgets. Serve as a primary point of contact for clients during the pre-construction phase, providing project updates, addressing inquiries, and presenting cost-saving alternatives. Facilitate constructability reviews, bringing in Project Managers or Site Superintendents as required to assist with specialized projects. Work closely with the Estimating department on compiling cost information and coordinating schedules. Proactively identify, confirm, and solve potential problems in existing buildings, especially concerning site logistics and undocumented conditions. Evaluate drawings and specifications to identify opportunities, risks, and potential solutions. Assist the tendering process, including soliciting bids, evaluating proposals, and negotiating contracts. Work with the Estimating department to ensure trade coverage on estimates. Foster and maintain relationships with new and key trades. Collaborate with various departments such as Estimating, Operations, and Safety to gather input and identify project deliverables. Participate in design progress meetings and client presentations. Participate in new RFP tenders and contract preparation. Once a project is awarded, lead the project handover meeting to the Operations team. Site Superintendent experience an asset. University or college diploma in a relevant construction/engineering program. Strong computer skills including experience using MS Office, Scheduling & PM software with Procore. Strong understanding of architectural, engineering, and principles Solid knowledge of sub-trades and their scopes of work. Strong technical, business, financial and legal acumen. Effective communication skills (oral, written, presentations), including the ability to successfully translate technical information to non-technical individuals. We are searching for two Project Coordinators to join the team. One to assist on a large project in Richmond, while the other will be supporting our team on multiple small projects across the City of Vancouver. Roles & Responsibilities: Assisting the Project Manager & Superintendents to ensure that delivery of critical project elements is expedited and completed. Processing subcontracts and purchase orders, as well as Prime and Subcontract progress claims. Process all change orders, including assessing cost and schedule impact. Preparing site documentation. Performing routine site visits and attending site meetings as requested by Project Manager, documenting, and distributing associated meeting minutes. Contribute to all aspects of the project including profitability, schedule adherence and customer expectations. Contribute to maintaining project safety culture. Qualifications Completion of secondary education in a Construction Management or Engineering related discipline. 1+ years of experience working in construction project management or field experience an asset. Familiarity with drawings, contract administration, document management, scheduling software and change order procedures. Basic knowledge of Microsoft Word, Excel, and Outlook with Procore experience an asset. Solid understanding of construction drawings, specifications, methods, and procedure. Opportunity Summary Reporting to the Project Director, as the Senior Project Manager, you will be part of a team that collaborates to drive creative solutions for our clients and internal/external stakeholders. We are looking to hire a Senior Project Manager to join our team and manage a $50+ million project. Key Responsibilities: Project lifecycle from start to finish includes relations profitability and schedule adherence. Play an active role in business development, proposal submissions, interviews, presentations, client/consultant relationship management. Work closely with the site team to develop the project plan, engineering methods and monitor the project schedule. Develop recovery strategies when project schedule or budget is in jeopardy. Understand and enforce prime contract and subcontract responsibilities. Negotiate and issue subcontracts, major purchase orders and monitor their progress and schedule.
