    Key Responsibilities

    Requirements

    3+ years of mortgage industry experience, with a demonstrated high-level understanding of the end-to-end underwriting process.

    Strong underwriting expertise, including product knowledge, rental offset calculations, and debt consolidation.

    Familiarity with a broad lender landscape, including A, B, and private lenders.

    Exceptional communication and interpersonal skills (verbal and written), with the confidence to pick up the phone when needed.

    Once the commitment is signed and the initial conditions are understood, the file is handed off to the

    Fulfillment Team

    for completion and funding.

    This is an in-office role based in Surrey, BC, working closely with the Lead Broker and operations team in a collaborative brokerage environment.

    1. Credit Analysis & Deal Structuring

    Detailed Risk Assessment:

    Analyze client applications, credit bureaus, and income documentation to calculate accurate Debt Service Ratios (GDS/TDS) and Net Worth prior to submission.

    Strategic Structuring:

    Structure complex files (including self-employed, rental portfolios, and bruised credit) to fit specific lender guidelines.

    Triage:

    Identify "deal killers" or application weaknesses early; propose alternative solutions, B-Lender strategies, or credit repair plans to the Lead Broker.

    Product Knowledge:

    Maintain expert-level knowledge of lender products, policies, and rate sheets to ensure the client is placed with the optimal lender.

    Submission Management:

    Prepare comprehensive submission notes ("the story") and submit deals using

    Expert, Finmo, or Velocity

    .

    Approval Acquisition:

    Manage the file from submission to

    Mortgage Commitment

    , answering lender queries and satisfying initial "submission conditions."

    Negotiation:

    Proactively negotiate with lender underwriters to overturn declines, request rate exceptions, or waive unnecessary conditions.

    Commitment Review:

    Audit the Mortgage Commitment for accuracy (rate, term, conditions) before presenting it to the client.

    Compliance & Risk Management

    KYC & AML:

    Perform mandatory Know Your Client (KYC) verification and Anti-Money Laundering (AML/FINTRAC) checks during the file setup stage.

    Fraud Prevention:

    Scrutinize documents for authenticity and consistency to prevent mortgage fraud.

    CRM Data Integrity:

    Ensure all file details, notes, and status updates are entered accurately into

    BluMortgage

    to maintain data integrity for reporting.

    Client Consultation & The Hand off

    Client Advisory:

    Review the Mortgage Commitment with the client (or support the Lead Broker in doing so) to explain terms, rates, and required documentation.

    The Hand off:

    Prepare the file for the Fulfillment/Closing Team. This includes:

    Ensuring the Commitment is signed.

    Creating a clear list of outstanding conditions.

    Conducting a brief handover note/meeting to flag sensitive client details or complex lender requirements.
