Reporting to the Chief Operating Officer, Minto Canada, this pivotal role is responsible for shaping the strategic direction and ensuring the successful delivery of all real estate projects within the GTA. The Division President will oversee the full spectrum of land development projects, including sales and marketing, land development, entitlements, construction, and warranty while driving excellence across the entire process. This position requires an exceptional leader with the ability to hold teams accountable, align stakeholders around shared objectives, and inspire high-performance at every level. In this role you will: Responds to rental inquiries via various channels. Enters leads in CRM, ensuring accurate traffic data and reporting. Conducts comparison shops with competitors. In this role, you will: Prepare construction cost estimates from initial design to final working drawings. Manage, monitor, and update construction budgets. Compile and coordinate drawings and specifications in accordance with tender documents. Facilitate cost control in design development budgets. Create Value Engineering lists for all projects. Prepare scopes of work for trades and review with Construction team and Director of Purchasing and Estimating. Prepare and manage tender packages, including scopes of work and tender documentation for the trades. Receive, review, and analyze Purchases Change Requests (PCR). Prepare Purchaser's change orders based on reviewed PCRs. Upload take-offs on NewStar Enterprise software and update/maintain accurate take-offs with the latest contracted unit rates. Escalate problems and issues on plan design and drawings to the Manager or appropriate department. Prepare, review, and edit contract documents. Conduct frequent construction site visits. Other duties within the scope, spirit, and purpose of the job, as requested by management.

The Opportunity: Acting under the direction of the Land Development Manager, this role as Land Development Project Coordinator requires the individual to support, coordinate, research, discover, track, and process information for various stages of the land development construction processes. The land development construction process involves earthworks, underground sewer, road works, utilities, landscaping, and lot grading required to deliver serviced land on time and under budget for residential home construction. What you’ll be responsible for day to day: Assists with the management of land development contracts, schedules, and budgets to ensure serviced land is delivered as per established schedules and contract tender. Assists with the tender, evaluation, award, and administration of earthworks, site servicing, road, and landscaping contracts. Assist with developing servicing schedules to support house construction commencement and commitments to home closing dates. Support the Land Development Servicing Manager in day-to-day project management of the development at various stages of the project lifecycle through to subdivision assumption by the City. Coordinate and communicate with contractors on project sites and ensure communication with the Minto Construction team. Assist with the management of appropriate records of approvals, engineering and landscaping plans, grading plans, permits, letters of credits, etc. for projects. Assist with Value Engineering exercises to ensure projects are delivered as efficiently as possible without compromising quality.
